About the event
Habitability is non-waivable in Oregon. When something breaks, the clock starts—and so do tenant rights to repair-and-deduct or, in some cases, withhold rent. At the same time, tenants have duties, and unauthorized occupants, pets, and alterations create their own problems.
In this class you’ll learn what ORS 90.320 actually requires, how to respond to repair requests without creating liability, and how to document condition throughout the tenancy. We’ll cover required disclosures (lead, mold, CO, and related issues), scheduled inspections versus emergency entry, and practical preventive maintenance systems that reduce emergency calls.
You’ll leave knowing how to keep units legal while still holding tenants accountable—without guessing where the line is.
