Oregon No-Cause Notice Rules

No-cause terminations are allowed within the first year of occupancy with at least a 30-day notice. However, after the first year, no-cause terminations are prohibited. New termination causes include situations where the unit is purchased separately, the landlord intends to demolish or convert the unit, or the landlord or immediate family intends to occupy the unit as their primary residence. Landlords must provide at least 90 days' notice and include a payment equal to one month's rent, unless exempt.

Oregon Rent Increase Rules

Rent increases are not allowed during the first year of occupancy. After the first year, landlords must give at least 90 days' notice and can only increase rent once every 12 months. The maximum rent increase is capped at 7% plus the Consumer Price Index (CPI). Certain exemptions apply, such as for dwellings less than 15 years old or those part of government programs.

Portland Relocation Fee Ordinance

Within Portland city limits, landlords must pay relocation fees for rent increases of 10% or more, no-cause terminations, or substantial changes to lease terms. Fees vary based on the number of bedrooms and certain exemptions apply, such as for week-to-week tenancies or when the landlord occupies the same dwelling.

Penalties

Violations of these laws can result in tenants receiving three times one month's rent, actual damages, and legal expenses. Landlords should ensure compliance to avoid these penalties.

Understanding and adhering to rent increase and no-cause termination laws is crucial for landlords to maintain compliance and avoid penalties. Whether you choose to attend the live class or purchase the video, these resources will provide valuable insights and practical guidance.
